FIND THE CONDITION BEHIND THE SYMPTOM

Moisture Diagnostics

Trace moisture patterns and conditions that can support mold growth.

THE QUESTION WE START WITH

Where is the moisture coming from?

A stain is a clue. A moisture reading is another. Moisture diagnostics brings observations, measurements, and the history of the property together to investigate how water or dampness is reaching a material—and what needs attention next.

READ THE BUILDING

Follow the moisture.
Understand the pattern.

A useful finding connects a measurement to its context. The material, location, and history matter.

WHEN IT MAY BE USEFUL

A practical next step.

  • Growth or discoloration that returns after cleaning
  • Dampness with no obvious source
  • Condensation, prior leaks, or moisture that changes over time

WHAT WE LOOK FOR

Let the evidence lead.

  • Moisture patterns across accessible materials
  • Possible water entry, leakage, or condensation pathways
  • How the timing of dampness relates to reported conditions

DURING THE SERVICE

Understand. Investigate. Explain.

The precise scope depends on the property and the question being addressed.

01

Build a history of where and when the concern appears.

02

Compare observations and moisture measurements in accessible areas.

03

Explain likely pathways, uncertainties, and targeted next steps.

A LITTLE CLARITY

Straight answers to common questions.

Start with the question.
Let the conditions guide the answer.

How is moisture diagnostics different from mold testing?

Moisture diagnostics investigates building conditions and moisture pathways. Mold testing analyzes samples. Understanding moisture may help resolve a concern even when sampling is not useful.

Does one moisture reading identify the source?

Usually not by itself. Readings need context, including the material, measurement location, visible conditions, and history. Additional observations or access may be needed to narrow the source.

Will every source be confirmed during one visit?

Not necessarily. Intermittent moisture and concealed conditions can limit what is observable. Findings should distinguish evidence from possible explanations and identify any further investigation needed.

YOUR NEXT STEP

Not sure what you’re looking at?

Start with the condition. Prairie Mold helps determine what is happening and what the next step should be.
